Which fixed-rate term to choose? Staggering maturities
The longer the term, the higher the fixed rate generally is: in early November 2026, institutions publishing their rates show, for example, a 5-year fixed from 1.51% (Vaudoise) and a 10-year fixed from 1.66% (Vaudoise).
Short or long?
- Short (2 to 5 years): lower rate, but you return to the market sooner;
- Long (10 to 15 years): a premium for certainty, useful if your budget is tight.
Staggering
Rather than fixing everything to a single maturity, you split the debt into tranches maturing on different dates (for example 3, 7 and 10 years). This avoids renewing the whole loan at the worst moment.
Anticipating renewal
Several institutions let you lock the rate in advance, up to 12 or 18 months before maturity, sometimes for a supplement. It is a risk-management tool, not just an option.
Also watch the early-repayment penalty on a fixed rate: it can be high.
