Tax-advantaged retirement savings, and a tool to finance your home.

  • Pillar 3a: contributions deductible from taxable income, up to the annual ceiling set by the Confederation.
  • Indirect amortisation: you repay the mortgage debt through a 3a account or policy and keep a higher, deductible interest burden.
  • Early withdrawal possible to acquire owner-occupied housing for your own use.
  • Pillar 3b: flexible, non-restricted provision for retirement, family or estate planning.

Life insurance

Protect your family and secure your mortgage in case of death or disability.

  • Pure risk cover: a lump sum is paid on death, at a competitive premium.
  • Borrower cover: the sum can repay all or part of the mortgage and avoid a forced sale.
  • Annuity or premium waiver on disability, depending on the product.
  • Endowment formulas (savings + risk) where this fits your provision plan.

Building insurance

The property you finance must be insured: fire, natural hazards, water damage.

  • Depending on the canton, fire and natural-hazard cover is compulsory with a cantonal institution (e.g. ECA) or with private insurers.
  • Additional cover: water damage, glass breakage, theft, installations (heat pump, solar panels).
  • Banks often ask for proof of insurance before releasing funds.
  • Condominium: the building is insured by the owners’ community; your belongings and liability by household / liability insurance.

  • Contractor’s all-risk (works) insurance: unforeseen damage to the work in progress.

FAQ

Can the 3rd pillar be used to finance my home?

Yes: pillar 3a capital can be withdrawn early to buy owner-occupied housing for your own use, or used for indirect amortisation. Conditions and tax impact depend on your situation.

Does my mortgage require life insurance?

Not systematically. Some banks require it or take it as collateral; in any case, cover for death and disability is strongly advisable.

Who must insure the building?

The owner. Depending on the canton, fire and natural-hazard cover is compulsory with a cantonal institution or a private insurer.

Which insurance before building?

At minimum building owner’s liability, construction works insurance and building insurance during construction. An adviser checks what contractors already cover.

General, non-binding information; it is not personalised advice. Terms, premiums and cover depend on each insurer and your situation.
