Swiss property market: 5 indicators to follow before buying
The Swiss property market is not monolithic: it varies strongly from canton to canton, municipality to municipality, even neighbourhood to neighbourhood. Here are five indicators to keep a cool head.
- Interest rates. The level of SNB monetary policy (0% according to information published by UBS in September 2026) and mortgage rates directly affect what households can pay.
- Housing supply. Building permits issued and vacancy rate: a shortage supports prices, abundant supply tempers them.
- Jobs and incomes. Demand depends on householdsâ ability to borrow: follow wages and the local labour market.
- Demographics. Population growth, household size, migration flows: they weigh on medium-term demand.
- Location. Accessibility, transport, municipal taxation, infrastructure projects: the "where" often matters more than the "when".
What to do with these indicators?
Do not try to time the market. A project consistent with your budget, with a safety margin if rates rise, beats a purchase driven by fear of missing out.
